The Context Report is our free monthly email on home sales in 129 Eastern Massachusetts towns. For every town you get the median price, the 12-month trend and what the median home costs per month to own.
What you get each month
- The median price for single-family homes in each town, for the month and for the past 12 months.
- The 12-month trend, so you can see if a town is moving up or down, not just one noisy month.
- The monthly cost: our estimate of principal, interest and taxes on the median home. It is for comparing towns, not a personal quote.
- The Affordability List: the ten lowest medians that month, across all 7 regions. See the current list.
Why we make it
A short video can give you a price. It cannot tell you if that price is normal for the town, or what it costs to carry each month. That is the context. We use these same numbers to price homes and write offers, so we share them with you too.

Closed single-family sales reported to MLS PIN, the main listing service in Massachusetts. Each issue shows its month and source.
